The discovery of a leak can be a major concern for residents. The potential for water damage, ruined belongings, and disruptions to daily routines can be overwhelming. Furthermore, as reported by the Association of British Insurers, water insurance claims cost about £8 million a day, leading to significant increases in insurance premiums. However, prompt and clear action can help residents effectively manage leaks and minimise any associated problems and the cost of the insurance claim!

This guide provides a checklist to streamline the process and ensure that residents take the necessary steps to address the issue promptly and efficiently.

1. Safety First!

- Turn off water supply (if accessible): Locate the shut-off valve and turn clockwise to stop water.  If the leak seems to be originating from another flat, knock on your     neighbour’s door to inform them.

-  Turn off power if near electrics: If the leak is near outlets or appliances, flip the breaker on your fuse board.

2. Contain the Leak (if possible):

- Place towels or buckets under the leak to catch dripping water and minimise damage.

3. Assess the Situation:

- Identify the source: Where is the leak coming from – within your apartment, from a neighbour or the building itself? Pipe, faucet, appliance or from outside roof, gutters, drains?

- Severity: Is it a small drip or a major gush?

4. Take Action:

- Turn off the source, if known and accessible.

- Report the leak immediately: Contact your property manager, landlord, and/or building manager

- Provide as much detail as possible: Inform them about the location and any observations you have about the source.

- Document the leak: Take pictures or videos of the leak and any damage it has caused.

- Minimise further damage: If possible, move any belongings at risk from the leak.

5. Wait for Help:

- Do not attempt major repairs yourself. A qualified plumber should handle the leak repair.

- Mitigate further water damage: Continue using towels or buckets to contain the leak while you wait for help to arrive.

6. Remember:

- Clear communication is key. Keep your property manager informed of the situation and any updates.

- Keep a copy of your report and any documentation for your records.
